How pricing works

Your price is for your house. Here is how we get to it.

Every job is different: the door height, the slab, the grant. We put the number in writing after we have seen the house.

  • What decides the price

Five things: how much rise the ramp has to cover, the material, whether a slab has to be cut, what we find behind the walls and what the city or an HOA asks for.

    • Every inch of rise adds a foot of ramp

    • Cutting a concrete slab costs more than framing a floor

    • Permits and HOA reviews are listed on their own lines

  • What the estimate includes, and what it doesn't

The estimate lists the work in writing: what comes out, what goes in, each material by model, the number of working days and the total.

    • Included: demolition, hauling, materials, labor, clean-up and the permits we pull

    • Not included: driveway paving, tree removal, engineering drawings, lift equipment and repairs hidden behind walls

  • What happens at the visit

About an hour at your home. We measure, photograph and ask how you move through the house. We don't charge for the visit or the written estimate, and nothing is due until you sign.

  • When VA is paying

We write the estimate line by line so VA's agent can compare it with your approval. Payments follow the schedule in your contract and your grant.

  • When you get the number

In writing, a few days after the site walk and before any work starts. If something behind a wall changes the work, we stop, show you a photo and write the new price first.

Your deposit and payment schedule are written in your contract. Texas law governs it, and it names the permit fees we pull for you.

Ask us

Not sure what to ask for?

Tell us who will use the house and what is hardest today. We'll write what we'd do first, and what could wait.

If you're stretching a grant, we'll mark the jobs by priority so you can fund the ones that matter most.

Questions

About money

Do you arrange financing?

No. We don't arrange loans. If you're using a VA grant, your VSO is the place to start. Otherwise, your own bank or credit union can quote you.

Is there a deposit?

The contract says how much, and when. We don't ask for the full amount up front.

What if the price changes?

Only when the work changes, and only after you've seen it in writing and agreed.

Can I compare your estimate with another?

Please do. Ours lists materials by model and permits on their own lines so the comparison is fair.

Want a number for your house?

We don't charge for the visit or the written estimate. Book a site walk and bring your VSO.
